Booking & Reservation

  • Book online via our homepage search bar or property listing pages by selecting your desired property and dates. Assistance by phone or email is also available.
    • Cancel 30+ days before arrival: No penalty.
    • Cancel 29 to 8 days before arrival: 30% Late Cancellation Fee + taxes.
    • Cancel 7 days or less before arrival: Full cost Late Cancellation Fee + taxes.
    • Flight delays are not covered; travel insurance is highly recommended.
  • Payments via credit cards (Mastercard or Visa), local bank transfers, and cash (both USD and BZD) are accepted. Instructions provided after booking confirmation.
  • Modifications depend on availability, timing, and the terms of the cancellation policy outlined in your booking confirmation. Please contact us promptly to discuss any changes to your reservation.
  • Yes, your booking is guaranteed once you receive confirmation and your 50% deposit payment has been received to secure the reservation.
  • No, nightly rates are not inclusive of the Government Hotel Tax (9% or 10.75% depending on the property). A fixed Laundry & Cleaning Fee is also separate and applied per stay.
  • Yes, we offer long-term rentals. Please contact us for more details.

Properties & Amenities

  • We offer a wide variety of accommodations, including beachfront cabanas, cozy cottages, apartments, houses, villas, and luxury suites/penthouses. They range from rustic to modern, and accommodate singles, couples, families, or groups with bedroom options from studios to 5+ bedrooms.
  • Typically Wi-Fi, kitchens, air conditioning, linens, and housekeeping. Check each listing for details.
  • Some of our properties allow pets. Please inquire before booking.
  • Yes, many accommodate families and groups with multiple bedrooms and shared spaces.
  • Yes, all our properties are professionally managed and regularly inspected to ensure they meet our high standards for quality, cleanliness, and guest satisfaction.
  • Check-in: 3:00 p.m. (For early or late arrivals, please let us know your estimated arrival time in advance so we can prepare for you.)Check-out: 10:00 a.m. Exact details will be provided in your booking confirmation.
  • Only a few of our properties have pools. Tranquila Caye offers a private pool exclusively for your use, while condos within the Popeyes Beach Condos complex feature shared pools. One of our northside properties, Infinite Sea, has a pool shared between two units. Please refer to the individual property details for specifics.
  • Yes, all bed linens and bath towels are provided. We recommend bringing your own beach towels for sunny days at The Split or other swimming spots around the island.

  • We use secure payment gateways and encryption to protect your personal and payment data. All personal information is handled with strict confidentiality.
  • Yes, our properties hold the Tourism Gold Standard Certification by the Belize Tourism Board, meeting high-quality, safety, and sustainability standards.

Cleanliness & Safety

  • Properties are thoroughly cleaned and sanitized between guests, following enhanced health standards to ensure your comfort and safety.
  • Yes, all properties are equipped with necessary safety equipment, including smoke detectors, fire extinguishers, and clear emergency procedures/information for your peace of mind.

Arrival & Transportation

  • You typically fly into Belize City (BZE), then take a water taxi or a short local flight to Caye Caulker. We are happy to assist with arranging your transfers.
  • Yes, we can arrange shuttle services from Belize City airport (BZE) to the water taxi terminal, and further assistance upon your arrival on Caye Caulker.
  • No, we don’t make direct local flight reservations; however, our team can provide you with a reservation link to conveniently book your own flight. 
  • Yes, we can arrange a taxi service from the Caye Caulker ferry docks or airport to ensure a smooth and welcoming arrival at your property.

Activities & Rentals

  • We can help you book a variety of activities including snorkeling, diving, and fishing tours, as well as exciting mainland day trips to explore Belize's rich culture and nature.
  • Yes, we work with trusted local companies and can assist in arranging bike or golf cart rentals so you can easily explore the island. Please review your selected property details or contact us for more details.

Policies & House Rules

  • Rules include noise restrictions, occupancy limits, and no smoking indoors. Specific rules are provided per property upon booking confirmation.
  • Some properties may require a security deposit. An extra guest fee will also apply if more occupants are brought than originally confirmed in the booking. Any such fees or deposits will always be clearly stated and itemized before your reservation is finalized and again upon check-in.
